At night with low beam lights the area of the windshield from the top to almost midway down is blackened out. You cannot see anything in that area.

Hello, You may have a bad heater core, which would produce a thin film on the inside of the windshield because of the defroster vents. The film makes it difficult to see when there is light shining on the window at night, and will feel slimy or oily to the touch. If you have a funny smell in your vents, like sweetness or mildew, you should have the engine cooling system pressure tested. If this does not seem to be the issue, adjust your seating position up and down to see if there is a more comfortable point of view.
