What causes leather to separate from driver armrest?

Hello, still under 3 years / 36,000 miles? See your dealership for an in-warranty repair. My guess as to why leather could separate - possibly a lotion or oil present when using your hand to open and close the door. The door panel could also have poor quality materials. Heat could play a role. Any way you look at it - it'll need to be replaced.
