Tint on side mirror is peeling

What is your question?

Appears to be peeling from the back of the mirror. The area where the tint is gone appears to be stained, almost like a watermark. Would like to know why this happened, can it be prevented and if replacement is the only recourse.

There is a fluid in these mirrors and it sounds like it's leaking out. This happens when they are damaged but I've seen them leak due to old age as well. Nothing you can do but replace it. Alex
